Elevator maintenance
Planned visits on the TA-1, TA-2 and TA-3 schedule. One contract also covers emergency callouts around the clock.
A maintenance contract is not a charge for nothing happening. It is a schedule: a monthly check, a half-yearly inspection and an annual inspection — TA-1, TA-2 and TA-3 — each with its own list of work and each recorded in the maintenance log.
Every visit checks the door mechanism, the control system, the ropes and the brakes, and includes lubrication and adjustment. Doors wear first and are the most common reason an elevator stops — so they are looked at on every visit, not only at the annual inspection.
For a property manager, several addresses mean one contract rather than one per building. Make and year of manufacture do not decide whether we can take a site on: the same crew maintains equipment from modern international manufacturers and Soviet-era elevators alike.
Emergency callouts are part of that same contract. The dispatcher answers around the clock, and in Riga we reach the site within 30–60 minutes.
What it covers
TA-1 — monthly check
Door mechanism, control system, ropes and brakes, lubrication and adjustment.
TA-2 — half-yearly inspection
A wider check assessing component wear, with the adjustment it calls for.
TA-3 — annual inspection
The annual inspection, entered in the maintenance log, with a report on what to plan for the year ahead.
Emergency callouts around the clock
Included in the same contract. The dispatcher answers at night, at weekends and on public holidays.
Common questions
01Can you take over an elevator another company has been maintaining?
Yes. We start with a survey — assessing the condition of the equipment and what has and has not been done to it. You then get a written proposal. If something needs repairing before a contract starts, we state that separately rather than folding it silently into the maintenance price.
02How often does an elevator need inspecting?
A monthly check, a half-yearly inspection and an annual one — the TA-1, TA-2 and TA-3 schedule we work to. The exact visit plan for a given building is drawn up after the survey.
